Our Building and
Renovation Process

Something that is extremely important to Frontline Builders is its ability to effectively communicate with clients throughout the entire project.

While below gives a simplistic list of the building proceedings, Director Wade and our Foreman’s can be involved every step of the way.

Frontline Builders Our Process

RENOVATION PROCESS

We tend to work with people who are looking to do large scale renovations on their homes – working right through from ideas and concepts to completion and always, with you, every step of the way.

Get in touch. It doesn’t matter what stage of the project you are at, we will step in and help. We would love to be involved from the start of your planning process. We will help you collate your ideas and can work with your architect / designer or point you in the direction of a suitable architect / designer if required. We will then from the outset, ensure a cohesive approach and that you are getting exactly what you want and within your budget. You will have questions about the build and having Wade on hand can help you work through these to the point where you are happy to proceed to Step 2.

Once all your ideas are collated, Wade will advise as to whether or not Council approval (a permit) will be required. If this is the case, an architect / designer will develop a ‘concept’ (basically a flash picture) of your project. Once you approve this, we will provide a rough estimate of costs.

Once you are happy with the Concept and Estimate, working drawings will now be produced by the architect / designer, which will then be submitted into Council for planning approval (if required).

It is now time to get signed agreements (including staged payment schedules) between the two parties (Frontline Builders and the client), before the build can proceed.

The build begins, but not without constant liaison and scheduled update meetings throughout the build process.

RESTORATION PROCESS

We love old villas and character homes. Watching them transform to accommodate a modern lifestyle and breathing life back into these beautiful buildings is simply fantastic!

We often find that restorations can throw up some unexpected surprises though, particularly as wall and ceiling liners are removed to reveal the state of the buildings’ bones. However, after years of experience working with old buildings, we can tackle absolutely any obstacles.

Common character home modifications can include:

  • replacement of interior wall linings with Gib, while maintaining all bespoke and architraves and trim (including dado rails with matched linings)
  • full home insulation installation
  • installation of new wooden windows
  • rewiring
  • re-plumbing
  • full renovations and additions to all areas of the building (including kitchen, bathrooms, powder rooms, laundry and attached car sheds)
  • re-roofing
  • the closing-in of verandas
  • heating modifications

NEW BUILD PROCESS

We don’t carry set housing plans or designs as every new home we build is completely bespoke and specifically designed around the site, the sun-light hours, prevailing weather and views.

You will not believe how a site specific designed home will not only look absolutely incredible, but will ultimately transform the way you live as sun, shade and weather is also taken into consideration.

Simply get in touch and tell us what you are planning to do. We would love to be involved from the start of your planning process and can point you in the direction of an architect / designer or work with your own designer. From the outset, we ensure a cohesive approach and that you are getting exactly what you want within your budget.
The designer will produce a Concept (basically a flash picture) of the build. Once you approve this, we will provide a rough estimate of costs.
Once you are happy with the Estimate, the designer will produce Working Drawings of your home and these will be submitted into council for planning approval.
