RESTORATION
Although there aren’t a huge number of villas around Taranaki, the Frontline Builders team relishes the thought of restoring them.
As with renovations, restorations present a lot of surprises. The team understands these surprises and has the experience to navigate through them. They’re experts at sourcing period materials that complement existing fixtures and fitting.
RESTORATION PROCESS
We love old villas and character homes. Watching them transform to accommodate a modern lifestyle and breathing life back into these beautiful buildings is simply fantastic!
We often find that restorations can throw up some unexpected surprises though, particularly as wall and ceiling liners are removed to reveal the state of the buildings’ bones. However, after years of experience working with old buildings, we can tackle absolutely any obstacles.
Common character home modifications can include:
- replacement of interior wall linings with Gib, while maintaining all bespoke and architraves and trim (including dado rails with matched linings)
- full home insulation installation
- installation of new wooden windows
- rewiring
- re-plumbing
- full renovations and additions to all areas of the building (including kitchen, bathrooms, powder rooms, laundry and attached car sheds)
- re-roofing
- the closing-in of verandas
- heating modifications
01 LET'S TALK
Get in touch. It doesn’t matter what stage of the project you are at, we will step in and help. We would love to be involved from the start of your planning process. We will help you collate your ideas and can work with your architect / designer or point you in the direction of a suitable architect / designer if required. We will then from the outset, ensure a cohesive approach and that you are getting exactly what you want and within your budget. You will have questions about the build and having Wade on hand can help you work through these to the point where you are happy to proceed to Step 2.
02 PLANNING YOUR PROJECT
Once all your ideas are collated, Wade will advise as to whether or not Council approval (a permit) will be required. If this is the case, an architect / designer will develop a ‘concept’ (basically a flash picture) of your project. Once you approve this, we will provide a rough estimate of costs.
03 DESIGNS & CONSENTS
Once you are happy with the Concept and Estimate, working drawings will now be produced by the architect / designer, which will then be submitted into Council for planning approval (if required).
04 GETTING READY TO BUILD
It is now time to get signed agreements (including staged payment schedules) between the two parties (Frontline Builders and the client), before the build can proceed.
05 BUILDING STARTS
The build begins, but not without constant liaison and scheduled update meetings throughout the build process.
06 WELCOME HOME
Completion!
